Raining monsoon offers by Realty players

July is not a lean period for the realty sector this year as developers are lining up freebies and discounts for homebuyers.
The monsoon season (June-August) is traditionally a low-key period for the real estate. But this year one is witnessing an unusual marketing and sale activity by the real estate players, especially in the NCR.

This unusual trend is being reflected in the ad blitz kicked off by developers much ahead of the usual festive season sales. More than 18 developers of the NCR region have been running full-page ads in leading newspapers regarding such monsoon offers for buyers like DLF, Vipul, Godrej, Experion, Mahagun, ATS, Prateek, Supertech, Central Park etc,  Gaurs and ATS groups are running home festivals to woo buyers in Noida and Greater Noida.
Catching them early
According to Magicbricks Property Index Report, the marketing momentum in the rainy season this year is built on housing sale upswing reported in the last quarter of FY18, with 66 percent of the 750 major locations in the country witnessing price stability or price increase over the last financial year.
NCR’s affordable housing player GLS Group, according to its Director, Surinder Singh, has been able to sell 271 units in this season so far in the lean season.
Compulsion to reduce inventory
Instead of paying tax to the government on more than one-year-old inventory, the fund-starved developers prefer to pass on the benefits to buyers and generate cash flow.
Sudhir Pai, CEO, Magicbricks.com, says, “In a recovering and competitive market, developers do not want to miss any opportunity to acquire customers, season notwithstanding. With extended sale cycles being the new norm now, developers have moved from campaign-based selling to more sustained year-long sales activity”.
Gathering momentum
The active marketing stance of developers and brokers in July this year is helping them prepare a good ground for the festive season ahead.As the marketing activity gains further momentum with higher allocation for ad budget during the festive season, real estate experts expect sales to further pick up.
Digital thrust
Magicbricks’ revenue for the quarter ending June, registered 48 percent increase on account of robust property transactions. According to brand expert Haresh Moitrale, Founder Director, Brandniti + Design, this sale momentum has a lot to do with marketing communication changing from larger-than-life to more transparent and less gimmick communication, especially after RERA implementation.

Career options in Real Estate

The real estate industry has traditionally been unorganised in India. However, of late the sector has turned towards corporatization. The implementation of Real Estate (Regulation and Development) Act (RERA) 2016 has acted as a catalyst to that effect. The sector is opening up to trained, informed and educated professionals as in any other industry.

Some of the salient career options in the real estate industry are enlisted hereinafter:
  1. Residential real estate broker: A broker who essentially deals in residential properties and may act on behalf of a buyer or a seller of such property.
  2. Commercial real estate broker: A broker who deals mainly in commercial properties such as hotels, office space etc. Such a broker may concentrate solely in retail, office, mall, industrial, or hospitality space. His job entails extensive market analysis as commercial real estate is a preferred investment sector.
  3. Real estate appraiser: A real estate appraiser determines the fair market value of a property for sale on behalf of an appraisal firm, bank or a private investor. They are often involved in refinancing.
  4. Property manager: A property manager looks after the investment of owners in properties. He is normally a part of a property management firm. He handles customers and manages their rent and lease deals. Good negotiation and people management skills are required for the job.
  5. Facilities manager: Facility managers are entrusted with the job of managing large real estate projects such as residential townships, office buildings and malls. Their job entails reducing overheads and thereby maximising the profitability of the project.
  6. Real estate investment consultant: A real estate consultant is expected to have extensive inside knowledge of the industry. He advises property investors with respect to the best available options. The primary task of a real estate investment consultant in to locate properties the value of which is most likely to give a higher return on investment in the future.
  7. Project development experts: A project development expert advises developers on all aspects of a project from the blueprint stage to the final stage of deployment. His main task is to help create saleable properties.
There are still only a few institutions for training and development of individuals to take up jobs in real estate. In 1998, the government of India established the National Real Estate Development Council (NAREDCO) under the aegis of the Ministry of Housing and Urban Affairs. It offers a 3 week certificate course for real estate agents, sales personnel, customer care executives, direct sales agents and home loan agents etc.
Apart from the aforesaid, there are some private institutions that offer diploma courses in the field. The Nirem Institute of Real Estate Management (NIREM) in Delhi, Real Estate Management Institute (REMI) in Mumbai and Institute of Real Estate and Finance (IREF) in Lucknow are only to name few.
While a career in real estate industry appears to be a lucrative proposition for the future, and obtaining a diploma or certificate is advisable, currently most professionals in the field are recruited on the basis of potential and trained on the job.

Chief Minister of Maharashtra Visits Virgin Hyperloop One’s Test Facility to View Live Test; Feasibility Study of Pune-Mumbai Route in Advanced Stage

Chief Minister of Maharashtra, Devendra Fadnavis, and representatives from the State Government including the Pune Metropolitan Region Development Authority (PMRDA) visited Virgin Hyperloop One at their full-scale hyperloop test site in the Nevada Desert — building upon the historic Framework Agreement signed in February to build the first hyperloop in India. Justin Fishner-Wolfson and Nick Fox were in attendance as well, representing Virgin Hyperloop One’s Board of Directors. The Pune-Mumbai hyperloop project has currently reached the midpoint of the in-depth feasibility study, which is on track to finish this summer.

“This was a very fruitful discussion and we should be able to start moving on this project very fast,” said Shri. Devendra Fadnavis, Hon’ble Chief Minister of Maharashtra.
The feasibility study will build upon the findings of the pre-feasibility study signed in November 2017 between Virgin Hyperloop One and the Pune Metropolitan Region Development Authority (PMRDA). Virgin Hyperloop One’s feasibility study team consists of world-class experts from Systra, KPMG and Turner & Townsend who will analyze and define the route alignment including environmental impacts, the economic and commercial aspects of the route, the regulatory and safety framework, and cost and funding strategies to deliver the project. A significant proportion of the Virgin Hyperloop One system components are expected to be manufactured locally, especially in Maharashtra — creating new high-technology and manufacturing jobs.
The Hyperloop route will link central Pune, Navi Mumbai International Airport, and Mumbai in 25-minutes, connecting 26 million people and creating a thriving, competitive megaregion. The high-capacity passenger and cargo hyperloop route will eventually support 150 million passenger trips annually, saving more than 90 million hours of travel time, and providing citizens with greater opportunities and social and economic mobility. The Hyperloop system will also have the potential for the rapid movement of palletized freight and light cargo between
the Port of Mumbai and Pune, creating a robust backbone for on-demand deliveries, supply chains, and next-generation logistics.
“I am incredibly excited to see this Pune-Mumbai hyperloop project go from a vision to reality as it starts detailed planning. The opportunity is enormous — to connect 26 million people with access to affordable infrastructure that will unlock significant economic and social value,” said Sir Richard Branson. “It is an honor to work with the State of Maharashtra and its key stakeholders, sharing their vision to transform not only transportation but wider society.”
The Pune-Mumbai route could result in USD $55 billion (INR ₹350,000 crores) in socio-economic benefits (time savings, emissions and accident reduction, operational cost savings, etc.) over 30 years of operation, according to an initial pre-feasibility study completed by Virgin Hyperloop One. The 100% electric, efficient hyperloop system will ease severe expressway congestion and could reduce greenhouse gas emissions by up to 150,000 tons annually.
“Traditionally, transportation has been very vertically integrated. With a wealth of talent and technological prowess right here in India, we’re looking for local partners to scale an integrated supply chain ecosystem,” said Virgin Hyperloop One CEO Rob Lloyd. “The State of Maharashtra is positioning itself at the epicenter of a new global supply chain.”

This specialty insurance product provides Indemnity to property developers and the subsequent owners of the property against losses and risks related to defects in Property Title arising out of Third Party challenges not discovered prior to the commencement date of the policy due to the Title of Property belonging to someone other than the Insured, Descriptions & Plans in Historic deeds of the property being inadequate, Historic transaction being subject to an act of fraud or forgery by a third party that adversely affects insured’s rights over the title of the property, Title to the Property being subject to Unknown Burdens or Discharge of Burdens which may have been imposed in historic deeds executed prior to the commencement date etc.
Moreover, defence costs / Legal costs incurred are also covered under the policy. Also, certain known defects in the title may also be covered under the policy by specific underwriting assessment for an additional premium.
The product has been developed stemming from the requirement of the Real Estate Regulation and Development Act 2016 (RERA), which mandates the purchase of Title Insurance for all new and ongoing property developments registered with the regulatory body.
